Before anything ever reaches the auction platform, our team sorts through the contents of the property. Items are separated into:

  • Donatable – items better suited for donation
  • Garbage / recycling – items that are broken beyond repair, unsafe, or simply not suitable for buyers

Transparent, Detailed Listings

Because you don’t have the opportunity to walk through the house before bidding, we aim to give you as close to that experience as possible online.

For each lot, we strive to provide:

  • Numerous photos – from multiple angles, and often close-ups of any notable details
  • Clear descriptions – what the item is, how many pieces are included, and any obvious features or flaws
  • Function details where applicable – for example:
    • Whether an item has been tested
    • Whether it runs/turns on
    • If it’s untested and being sold as-is
  • Measurements – especially for furniture, artwork, shelving, and other large or fitted pieces

If something is chipped, cracked, stained, or missing parts and we can see it, we do our best to show that clearly in photos or note it in the description. Our aim is transparency, not perfection.

Remember that every item once belonged to someone’s loved one. As a family-first estate company, we work onsite to organize, photograph, and catalogue items in a way that honours the story behind them, while still allowing us to efficiently run a sale that’s fair to bidders.

What Bidders Are Responsible For

Just as we have clear responsibilities to you, bidders have important responsibilities in an online estate auction. Understanding these expectations protects you, the estate, and the integrity of the sale.

1. Read the Terms and Conditions

Before you place a bid, it is your responsibility to carefully read:

  • The auction terms and conditions
  • Any special notes specific to that auction (e.g., parking rules, access details, heavy-item instructions)
  • Any buyer’s premiums, taxes, or fees that may apply

Online estate auctions are legally different from a regular store purchase. By placing a bid, you are agreeing to the terms of the auction.

2. Understand You’re Buying Used Goods, Sold “As-Is, Where-Is”

Estate auction items are:

  • Pre-owned / used, often with normal wear consistent with their age and history
  • Sold “as-is, where-is”, with no guarantees and no warranties
  • Final sale – as with all auctions, there are no refunds and no returns

Our role is to provide honest, detailed information. Your role is to review that information and bid accordingly, knowing these are not brand-new retail items and may have imperfections typical of used goods. 

3. Review Photos and Descriptions Carefully

Before you bid:

  • Zoom in on the photos – look at corners, edges, and surfaces
  • Read the full description, not just the title
  • Note measurements and think about whether the item will fit your vehicle and your home
  • Check testing notes – if an item is marked “untested,” bid with that in mind

If something is not mentioned, you should assume normal wear and the usual signs of age for an estate item.

4. Honour Your Bids: Payment Is Required

When you win a lot, you’ve entered into a binding agreement to:

  • Pay for your items in full
  • Use the approved payment methods outlined in the auction terms
  • Complete payment within the timeframe specified for that sale

Please do not bid if you aren’t prepared to complete the purchase. Unpaid invoices impact the estate, other serious bidders, and our ability to continue running fair, well-managed auctions.

5. Book and Keep Your Pickup Appointment

Online estate auctions run on a tight schedule, often with limited access to the property and a high volume of buyers. To keep things running smoothly, bidders must:

  • Book a pickup appointment within the allotted dates and times
  • Arrive during your scheduled window
  • Bring the right vehicle, tools, and help
    • Extra hands for heavy items
    • Straps, blankets, or dollies if needed

If you cannot make your time, it’s your responsibility to follow the instructions in the terms (e.g., contacting us or booking another slot if available). Items not picked up during the scheduled times may be considered forfeited according to the auction terms, with no refund.

6. Respect the Property and the Process

During pickup, please remember:

  • You’re entering someone’s former home or a private property being prepared for sale
  • Follow signage and staff instructions
  • Stay within designated areas
  • Be patient—our team is often coordinating many pickups in a compressed time frame
